Inspecting Elyria’s mix of old and mid-century homes

Elyria, the Lorain County seat, has a split housing stock: older homes near Ely Square downtown and along the Black River and Cascade Park, and mid-century and newer subdivisions farther out. Our records show the split clearly. The median year built among the Elyria homes we’ve inspected (NOPI’s inspection records) is 1961, and 49% were built before 1960, so roughly half of what we see is pre-war or post-war housing and half is 1960s or newer. Citywide, the Census counts 25,182 housing units in Elyria, with a median year built of 1967; 19% were built before 1940 and 39% before 1960 (Census ACS 2020–2024 5-year estimates, tables B25034 and B25035).

Homes like these have predictable weak spots, and we check every one of them:

  • Radon: 22% of our Elyria clients add a radon test, the highest radon rate of our Lorain County pages. Ohio homes should be tested.
  • Basements and drainage: block foundations, cracks, past water entry, grading, downspouts and sump pumps.
  • Electrical by era: knob-and-tube or ungrounded circuits in older homes; aging panels and missing GFCIs in 1960s-70s homes.
  • Sewer laterals: older clay or cast-iron lines can crack or root-intrude; a sewer camera inspection is a separate add-on.
  • Original systems in 1960s-80s homes: furnaces, water heaters and roofs reaching end of life.
  • Termites: 16% of our Elyria clients add a termite (WDI) inspection.

These are general considerations for homes of this era, not a summary of inspection findings.
