Inspecting Lorain’s steel-town and post-war homes
Lorain grew up around its Lake Erie harbor, the Black River and the steel mill, and its housing reflects that history: worker houses near downtown and South Lorain, and post-war ranches and Cape Cods spreading west and south. The median year built among the Lorain homes we’ve inspected (NOPI’s inspection records) is 1951, and 61% were built before 1960. Citywide, the Census counts 30,624 housing units in Lorain, with a median year built of 1961; 20% were built before 1940 and 49% before 1960 (Census ACS 2020–2024 5-year estimates, tables B25034 and B25035).
We inspect across West Lorain, Downtown, Central and East Lorain, South Lorain and the Lakeview area near the lake. Lakefront and river-adjacent lots add wind, moisture and grading questions to the usual age-related list.
Homes like these have predictable weak spots, and we check every one of them:
- Basements and moisture: block and older poured foundations with cracks, efflorescence and past water entry; we check grading, downspouts and sump pumps.
- Sewer laterals: 70-year-old clay or cast-iron lines can crack or root-intrude. A separate sewer camera inspection is often worth adding.
- Mid-century electrical: ungrounded outlets, older panels, missing GFCIs and DIY additions; pre-war homes can still have some knob-and-tube.
- Plumbing: galvanized supply lines and cast-iron drains in older homes.
- Lake-effect weather: roofs, flashing, gutters and siding take a beating near the lake; we look for wind damage and ice-dam staining.
- Termites: 23% of our Lorain clients add a termite (WDI) inspection, the highest add-on rate on this page.
- Radon and mold: 17% add a radon test and 7% add a mold/air quality test, usually for a damp basement or musty odor.
These are general considerations for homes of this era, not a summary of inspection findings.
