Inspecting Mentor’s 1960s and 1970s homes
Mentor’s housing is newer than much of Northeast Ohio’s older inner-ring suburbs. The median build year among the Mentor homes we’ve inspected is 1973, with 41% built from 1960 to 1979. Ranches, split-levels and colonials from this era are now 45 to 60 years old, which is when many original systems reach the end of their life.
Homes this age have predictable weak spots, and we check every one of them:
- Wiring from the 1960s-70s: some homes from the mid-1960s to mid-1970s were wired with aluminum branch circuits; we look for signs of it and for overheated or incompatible connections, plus ungrounded outlets and missing GFCIs.
- Original HVAC: furnaces and central air of this age may be original or near end of life; we note age, venting and condition.
- Roofs: multiple shingle layers and aging roofs, plus attic ventilation and insulation.
- Plumbing: homes built or re-plumbed from the late 1970s into the 1990s may have polybutylene supply piping, which has a history of failures; we note it where visible.
- Sewer laterals: older laterals can crack or take on roots. A separate sewer camera inspection is typically worth adding.
- Basements and crawlspaces: block wall cracking, moisture and sump systems.
- Radon: basements and slab homes can collect radon, and Ohio homes should be tested.
These are general considerations for homes of this era, not a summary of inspection findings.
